Popcorn Ceiling and Texture Removal in Portland

Typical cost in Portland

  • One room ceiling, about 150 to 250 sq ft$1,500 – $3,700+
  • Several rooms or one floor, about 600 to 1,000 sq ft$4,600 – $11,500+
  • Whole house, about 1,500 to 2,000 sq ft of ceiling$8,500 – $21,000+

Bumpy ceilings and textured walls can hide asbestos, and a lab result is the only way to know. If yours tests positive, we close off the room, wet the texture through and scrape it off before it dries. You are left with a clean surface ready for its new finish.

In DEQ’s own examples, wall and ceiling texture sits on the friable side, with the materials that crumble in your hand. That puts the job with licensed abatement firms. Texture jobs in Portland, Milwaukie and Gladstone are welcome.

Texture removal options

Popcorn ceilings

We clear the room, cover the floor and walls, and build an enclosure kept under negative air pressure before any scraping starts. The texture is kept wet the whole time it comes down, then bagged at once.

Textured walls

Some plaster and drywall walls carry a troweled or sprayed finish. A lab reads that finish apart from the plaster or board behind it, so you know which layer is the problem and which can stay.

Painted or stained ceilings

Paint and past leaks both change how texture behaves when it is wetted and scraped. We look for both before we quote, so the plan fits the ceiling you actually have.

Leaving it in place

Texture that is intact and won’t be touched can stay where it is. That changes the day you move a light, open a wall or lower the ceiling under it.

Before and after the work

A little planning helps a ceiling job go smoothly.

Clearing the room

Furniture comes out, and fans, lights and smoke alarms come down or get wrapped. Anything left behind sits inside the enclosure until the end.

The new finish

Tell us whether you plan a skim coat, new drywall or a smooth paint finish, and we leave the surface ready for that trade.

Owners doing their own ceiling

DIY is allowed for an owner who lives in a single-unit home, against DEQ’s strong advice. That owner still double-bags the texture, labels it and takes it to a permitted landfill.
